Property Assessment
Our team of top Property Management consultants will do a detailed analysis of your property against the current rental values in the area of your investment. After a thorough inspection of the property, we will make suggestions and advise you on changes that may maximize your return.

Marketing Your Property
Madison Avenue Realty uses top of the line marketing software to get your listing posted on outlets like Zillow, Hotpads, BackPage.com, Craigslist, Facebook, and many more. Clear and colorful photography along with appealing verbiage, created by our social media gurus, gives us an unbeatable edge in the rental sphere. Marketing begins for your home, even before the current tenant’s lease ends. It is our mission to keep the vacancy in your home to a minimum.

Tenant Screening
In order to keep your investment in excellent shape and keep your financial liability down, our screening techniques are stringent. We perform a full background and credit check on all prospective renters, with the $40.00 cost of the application resting with the tenant. Our team will also call all references to sift through any non-reported issues or positive stories that often never make it to paper. Once we have completed the tenant screening, we are confident that we have attained the best match for your home.

Security and Pet Deposits
With all rental properties that Madison Avenue Realty manages, we ask for a security deposit, first month’s rent, last month’s rent, and a non-refundable pet fee- if applicable. All security, pet deposits, and last month’s rent will be held in interest baring trust accounts on the owner’s behalf. These funds are only used by Madison Avenue Realty to protect our owners, to clean and repair the home after tenancy ends, and to be refunded back to our stellar tenants.

Contracts and Legal Processes
Our team boasts over 30+ years collectively in property management, so we understand the importance of remaining within the legal lines. We strictly adhere to all Fair Housing Laws, and believe in equal opportunity for all home owners and tenants. Our contracts and documents are provided by the Rental Housing Association of Puget Sound.
